Your use of this website, including any booking or enquiry forms, links, information, text, photos, images, graphics and materials provided on or via the website is governed by the following Terms & Conditions and our Copyright and Privacy policies. By using this website you agree to be bound by these Terms & Conditions.

Please read the following Terms & Conditions carefully. You should not proceed with a booking unless you understand and agree with the following:

1. Booking Requests & Enquiries

All bookings and enquiries for Kaluku Cottages are processed via WhatsApp or email.

We strive to respond to all booking requests and enquiries as soon as possible, usually within one hour. WhatsApp messages will be prioritised and answered quicker than emails. We will confirm the availability of the room you have requested, or provide answers to your questions. Your WhatsApp chat or email will have instructions on how to complete your booking.

Please reply to this WhatsApp chat or email within the time specified. Your response confirms that you have read and understood all the booking Terms & Conditions set out below.

Pre-payment is required to complete your booking.

Booking Confirmations cannot be prossessed or completed until full payment has been received.

If full payment is not received by the time specified in your WhatsApp chat or email, the booking will be automatically cancelled.


Age Requirement: Guests must be 17 years or older to book a room at "Kaluku", and must present a valid KTP or passport at check-in.

2. Pricing Policy

All prices are correct at time of publishing and are subject to change. While we make every effort to provide current and accurate quotes for your stay, Kaluku Cottages cannot be held responsible for human error in quoting tariffs and reserves the right to correct or adjust any incorrectly quoted prices.

3. Check-in Time

Check-in is available from 2:00pm to 9:00pm (at the latest) on the day of your arrival.
Unfortunately, Kaluku Cottages cannot be responsible if you are unable to check in after 9:00pm.

We appreciate your understanding!

4. Check-out Time

Please ensure that you check out by 12:00 midday (at the latest) on the day of your departure. We appreciate your cooperation!

5. On Arrival

Upon arrival, we kindly ask guests to present their Booking Confirmation to our Reception staff and provide a current KTP or passport for identification. You'll be required to complete and sign a Kaluku Cottages Registration Form, accepting the Terms & Conditions of your stay.

Once these formalities are complete, we'll hand over the keys to your room.

6. Additional Guests

“Additional Guests” - if the number of people planning to share a bungalow changes (i.e., extra guests), please notify us at least 24 hours prior to check-in.
Additional guests can only be accepted if your room has not yet reached its maximum capacity.
If the revised number of people is accepted, a new rate will be confirmed, and extra beds prepared if required.

Please Note: If we receive late notification of additional guests less than 24 hours prior to check-in, or changes are made upon arrival, the charge for the additional persons will be higher.

7. Excess Guests

“Excess guests” means the number of people intending to stay in one room exceeds the room's maximum capacity.
This is strictly not allowed by Kaluku.

Important Notice: If there are excess guests at check-in, they must rent an additional room according to the number of people.
If all rooms at Kaluku are fully booked, excess guests will need to find alternative accommodation.

All bookings are subject to re-issue if incorrect due to error or omission by the guest. The guest accepts liability to either pay the revised cost or forfeit the booking (no refund).

8. Guest Visitors

"Guest Visitors" refers to friends or family of guests already staying at Kaluku who are not staying at Kaluku themselves.

These visitors are only permitted in the restaurant, the beach or on the sand retaining wall area in front of Kaluku.
They are not allowed in the rooms.


Please Note: Access to rooms is reserved for guests who have booked that specific room.

To ensure everyone's comfort, we kindly ask that guests aleady staying at Kaluku do not gather in the rooms of their friends or family.
Instead, we encourage everyone to use the restaurant or other common areas for gatherings.

9. Unauthorized Guests

"Unauthorized Guests" refers to bringing additional guests into a room without notifying or obtaining permission from Kaluku.

This includes situations where the maximum capacity for the room has already been reached, or to avoid paying the extra person charge.

Excess guests or guest visitors may be considered unauthorized if they enter the rooms under these circumstances.

All unauthorized guests are considered a serious violation and will incur a fine of Rp500,000 per person, per night.

10. Safety and Comfort Guidelines

To ensure your safety and comfort, as well as that of other guests, we kindly ask you to follow the rules of Kaluku Cottages.

Please keep noise or karaoke within the limits set by Kaluku (see no 24).

When using shared facilities such as the restaurant, parking area, picnic table, sun lounges, seating on the beach etc., please be considerate of other guests.

11. Personal Belongings

Kaluku is not responsible for the loss of any belongings or valuable items stored in your room.
For your safety, please ensure your door is locked whenever you leave the room.

12. Car Park & Guest Vehicles

We offer a free parking area available at the back of our location, exclusively for Kaluku Cottages guests.

Each bungalow is allocated one parking space for a standard car, such as an Avansa, Kijang, or Innova.
The largest vehicle that can fit through our gates is a car similar in size to a Hi-Ace or Alphard.

PLEASE NOTE: There is no parking space for buses.


Guest vehicles must be parked in an orderly manner in the car park and locked. Any damage or loss is the responsibility of the vehicle owner.

13. Cancellation & Refund Policy

We understand that plans can change, however please note ALL bookings are non-refundable.

There are no refunds if a booking is canceled, rescheduled, or the stay is shortened.

To safeguard against any unexpected circumstances during your travels in Indonesia, we highly recommend travel insurance.

14. Reschedule a Booking

Unfortunately, we can’t reschedule bookings.

It’s challenging to rebook rooms on short notice, and this policy helps us ensure availability and quality of service for all our guests.

Once you’ve booked and paid for a room, it’s guaranteed for you, and we don’t take any other enquiries for that room.

Please Note: If you choose to reschedule your booking, it will be considered a cancellation, and No Refund will be provided.
Guests will then need to rebook for their new dates.

We appreciate your understanding and cooperation!

15. No Show (non-arrival)

We want to ensure you have the best stay possible. Please note that in the event of a "No Show" or non-arrival, unfortunately, refunds cannot be issued.

After 9:00pm, your reservation will be considered a "No Show" and will be automatically canceled. No Refund will be provided.

Thanks for understanding!

16. Early Departures

We acknowledge that circumstances can change, but please note that "Early Departures" often leave rooms empty making it difficult to fill them on short notice. Therefore, checking out before the final day of your booking will be treated as a cancellation, and No Refund will be provided.

17. Cooking & BBQ

For safety reasons there is NO kitchen or facilities to cook or BBQ at Kaluku Cottages.

Cooking or BBQing is NOT allowed in the rooms, on the terrace, or elsewhere on Kaluku premises.
This also applies to the sand area on top of our retaining wall, located on the beach in front of Kaluku Cottages.

Additionally, please note that for safety reasons cooking equipment such as portable stoves, grills, BBQ’s, electric kettles or saucepans, rice cookers etc, are strictly prohibited from being brought or used within the premises and its surroundings.

Lunch & Dinner Options:
One of our favourite local warungs offers a variety of choices and a convenient delivery service. Our friendly staff can help you place your order and have your meal delivered right to you.

For the comfort and enjoyment of all our guests, we kindly ask that you please enjoy your meal in our restaurant.

There are also several other warungs nearby for dining.

We appreciate your understanding and cooperation!

18. Eating in the Room

Guests may enjoy dry snacks inside the room or on your terrace.

Please note all other food must be enjoyed in the restaurant, or one of the other common areas within our tropical gardens, or on the beach in front.

19. Smoking in the Room

Smoking inside the room is strictly prohibited.

Each room is equipped with a smoke alarm for your safety, and smoking will trigger the alarm.

If guests are found to have smoked in the room, a fee of Rp500,000 will be charged for odor removal.

20. Durian & Prohibited Items

It is forbidden to bring strong-smelling foods such as durian into the grounds of Kaluku Cottages.
Prohibited items such as weapons or illegal drugs are strictly banned.
Violations will incur a fine of Rp500,000.

21. Damage & Loss

We kindly ask guests to report any loss, breakage, or damage to the property, furniture, or furnishings to our staff at Reception immediately.

If the damage is considered serious or deliberate, the guest may be charged a repair or replacement cost.

Loss or damage to room items, bedding or furniture will be charged according to the replacement value set by Kaluku.

22. Replacement Cost

Guests WILL be charged a replacement cost for the following items:

   a) Loss of room keys - Rp500,000 (per room)
   b) Loss or damage to Air-Con/AC remote control - Rp750,000 (per remote)
   c) Loss or damage to TV remote control - Rp750,000 (per remote)
   d) Loss or damage to hammock or hooks - Rp500,000 (per hammock)

23. Bonfires

For safety reasons bonfires and BBQ’s are strictly prohibited within the Kaluku area, including the beach in front.

Kaluku has thatched roofs, which are highly flammable.

We appreciate your understanding and cooperation in ensuring the safety of our guests and the protection of our thatched roofs.

24. Karaoke

There are now karaoke guidelines for every hotel in the village.

If you book all the rooms with us, feel free to follow these rules as you enjoy your stay.

However, if other guests are also staying with us, we kindly ask that you be considerate and end any karaoke sessions a bit earlier to ensure everyone's comfort.

25. Sunbathing

As Bira is a Muslim area, we kindly ask that you refrain from topless sunbathing and swimming.

26. CCTV & Security

Our property is protected by several outdoor CCTV cameras to ensure the safety and security of all our guests.

A Security Officer may be called to investigate complaints of excessive noise or anti-social behaviour, and may incur a call out fee.
After one warning, guests may be asked to leave the hotel if they breach any of our Terms & Conditions.

27. Fines

Any violations by guests may result in a fine determined by Kaluku.
The fine must be paid in full before the check-out process can be completed.

28. Manager’sRights

If guests do not comply with the rules, Kaluku's manager or our security officer, reserves the right to refuse entry or request that those already inside leave the hotel without providing compensation or a refund for any payments made.

29. Upon Check-out

Room keys must be returned to reception during check-out.
Before any security deposit is returned, items in the room will be inspected by Kaluku staff.
Any room charges, compensation, or fines must be settled before the deposit is returned.

30. Privacy

Your privacy is important to Kaluku Cottages. Please read our Privacy policy for details on how we collect and handle your personal information.

This website may contain links to other sites for your convenience. Please note that Kaluku Cottages makes no claim or representation, and accepts no responsibility, regarding the quality, nature, or reliability of the sites accessible by hyperlinks from this website, or sites linking to this website.

Kaluku Cottages strictly enforces its policy on Copyright and Copyright Infringement. Please read our Copyright policy for more details.

33. Disclaimer

a) Accommodation - We make every effort to ensure your accommodation matches your request and includes the facilities you’ve asked for. However, occasionally, circumstances beyond our control or knowledge may occur. In such cases, we'll do our best to meet your needs, but please note that Kaluku Cottages cannot be held responsible for any loss, inconveniences, or liabilities arising from these circumstances.

b) Third Party Booking Sites - www.kalukucottages.com is the only authorized website to receive booking enquiries and confirm direct bookings. Any bookings or payments made through third-party websites are unauthorized and will not be recognized by Kaluku Cottages.

c) Double Bookings - While we take every precaution to avoid double bookings, rare occasions may occur where we agree to a booking (1) and then a subsequent booking (2) is inadvertently processed and entered into our system before the first booking (1). In such cases, the first booking (1) takes preference, and the latter booking (2) will be cancelled. Any payment made for the latter booking will be refunded in full. Kaluku Cottages will not be liable under such circumstances.

d) Use of This Website - Kaluku Cottages does not accept liability for any indirect or consequential loss arising from the use of or connection with this website, or any services provided by this website.

34. Changes to these Terms & Conditions

Kaluku Cottages reserves the right to amend these Terms & Conditions at any time. If you have objections to any of our Terms & Conditions, we kindly ask that you do not proceed with a booking.
